Pre-Auction Offer Policy

Amlin Auction understands the interest in pre-auction offers within the current real estate market. Therefore, we have established this policy to outline the process for submitting such offers. To ensure fairness and transparency, all pre-auction offers must strictly adhere to the published terms and conditions of the upcoming auction, including deposit amounts, the 10% buyer premium added to the offer, closing dates, and any other specified terms. Offers deviating from these terms will not be considered. As these offers are considered "sight unseen," no physical property inspections will be permitted before closing, and prospective buyers are responsible for completing all due diligence before submitting their offers. Buyers will be given a free and clear title at closing. 

All written pre-auction offers must be submitted via email to Jack@AmlinAuctions.com with the subject line clearly stating, "Pre-Auction Offer" and including the property address and auction date. Please see Pre-Auction Offer Form below. The offer must be accompanied by proof of funds or pre-approval (property is being sold As-Is, with no warranties, guarantees or contingencies) and all documents required at the live auction. The seller reserves the right to accept, reject or counter any pre-auction offer. If a pre-auction offer is accepted, the auction will be canceled, and notification will be posted on www.amlinauction.com. Property access will be granted to the buyer only after closing. Amlin Auction makes no guarantees that any pre-auction offer will be accepted, and this policy is subject to change without notice.
